What “flat-fee” actually means in Sacramento

- Flat-fee MLS: you pay a few hundred to a few thousand to get on the MLS and the major sites. You handle pricing, showings, offers, disclosures, and negotiation — or you buy those pieces à la carte.
- Discount percentage broker: still an agent, still a process, at a lower listing rate. Commonly advertised around 1% to 1.5% on the listing side, plus whatever is offered to the buyer’s agent.
- Flat-fee full service: one set dollar amount for representation from list to close. The fee stays the same if the house sells for $400,000 or $800,000.
Traditional listing service in this market has usually run about 2.5% to 3% to the listing office, with a separate conversation about buyer-broker compensation after the 2024 practice changes. Total “old 5–6%” math is no longer automatic. Get the current number in writing for your house.
