Sacramento Market Update 09.10.2025

We had big news to end the week last Friday with the Non-Farm Payroll jobs report.  August jobs came in at only +22,000, and it also included a revision to jobs in June showing a negative print!  The job market is weak, but not broken.  So, the Fed is no doubt cutting rates next week, and the question now becomes by .25 or .50?  The only thing in the way is a surprise higher in CPI inflation later this week.  We'll see how things shake out.
Pending listings are still hitting my daily summary.  We'll need to see what mortgage applications looks like this week with rates making an attempt to hit the 5s.  The last three weeks have been consecutive very small negative numbers, so this week's number should be telling for buyer appetite.
Open Houses were dead this week, at least for my listing in Rancho Cordova and from others I checked in with around Sacramento.  Interesting to me because at the same time private showings for my listings have picked up.  Buyers remain picky.
Preparation is key, if you know someone that has any thoughts of buying, I highly encourage them to seek a mortgage broker to get the process started.  This Fall is setting up to be one for the books either way.
