30yr mortgage rates on average are hovering around 6.25%, and some broker's like my preferred mortgage broker are offering 5.875%.  Mortgages rates have stayed below 6.5% since August now.  This duration is key, and we really want to see it continue.  I've talked about it in many past newsletters.  It's not just getting to rates at 6%, it's holding there.  As we continue to hold, buyers continue to have their interest piqued, and continue to submit purchase applications.  This is interesting as we start to see inventory peak out and plateau as I stated last week.  As we roll through Q4 I expect to see the base of buyers build up.  I expect some to take advantage and most to get everything in order for 2026.  Sellers still need to mind their price and have a plan in place to take advantage of the potential home sales activity increase that we've seen in recent years, especially with rates holding lower than they've been before at this time.

No Sabo Concheria is a local, family-owned bakery and kitchen located at the H Street Eatery in Downtown Sacramento. We embrace third-culture cooking and specialize in conchas and pastries baked from scratch every day, breakfast tacos with handmade flour tortillas, café, aguas frescas, and custom cakes.
