We got blessed with a tiny tick down in mortgage rates last week.  That move coincides with the first positive increase in purchase applications in six weeks.  Purchase demand remains sensitive to the movement of rates, rightfully so as supply refuses to budge keeping inventory staggeringly low.  It's a great time to sell a house if the situation is right and makes sense or natural life cycles call for it.  With inventory so low, mortgage rates are our current only hope to make homebuyers more agreeable to this market.  Mortgage rates can vary widely from big lenders to small lenders to individual brokers, so it's incredibly important to shop lenders and see who has the best combination of qualities and low rates.  An important note, the lowest rate doesn't always mean the best service or attention to detail.  The lender we choose to go into the offer battle with can be the difference between winning and losing our dream house.  Does your lender pick up the phone when you call?  Does your lender call the listing agent to tell them how great and strong you are as a buyer?  Does your lender have the experience to figure out your complex financial situation?  Does your lender have the experience and network in the industry to get the job done once in escrow?  This is why getting pre-approved from a lender is absolutely A1 for a buyer that I speak with who is considering buying a house.  No preapproval letter?  We aren't showing houses, period.  Getting started early is so very important to figure these things out and also make sure we qualify for the amount of house we want.
