Wowzers.

Last week we talked about buckling up and holding tight for the Spring season housing market, but I didn't have such a steep drop in the stock market as another turn on the roller coaster.  Tariff talk is really doing a number on things across the board.  Uncertainty is never great, and makes it really difficult for decision making especially when it comes to money.  There are a few things that are certain though, one of them being Trump's treasury secretary, Scott Bessent, wants the 10yr yield to come down, and thus, rates.  He is getting exactly that.   If you take a look below at the most recent quoted mortage rates from Dara Delgado, my preferred lender partner, we are now at the 6.5% mark.  Is it any coincidence that mortgage purchase applications climbed a whopping 20% last week?  I think not!  We know that mortgage rates are one of the key levers of housing affordability.  
As of last week, we are now at a +48.5% increase in purchase applications since the beginning of 2025.  What do we think will happen if rates stay here or head lower.  If we hit 6%...Watch Out!
