Sacramento Market Update 4.10.2024

Another important CPI report coming out today.  This should be a 10yr yields mover, and thus our beloved 30yr mortgage rates will be directly affected.  I'm very interested to see the reading and reaction as we are already hovering at the upper bounds of what I'm comfortable with for the 10 yr yield.  We are hovering at these higher levels as the job reports that came out last week continue to reflect a strong-ish labor market.  However, under the hood there is continuing signs of wage growth cooling.  If wage wage growth were to increase then that puts more money in pockets allowing for more spending, and thus demand.  I have no doubt mortgage rates would be 8% or higher if wage growth wasn't showing its hand on the cooler end.
On the housing market side in Sacramento County, we are continuing to see some more houses come on the market with over 1,100 Single Family Homes currently listed.  A 35% increase from this time last year.  Buyers are getting into contract, but actual closed sales are just kind of dragging along.  A buyer client of mine was probably one of those statistics where we got into contract (Pending Sale), but didn't complete the transaction (Closed Sale).  We were able to get back into contract on a different property, but it has yet to be finalized.  This particular sale is looking much more promising, and we hope to wrap things up next Wednesday.
