We are back to our regularly scheduled programming after spending a week in Fallon, NV—known as the "Oasis of Nevada." Calling Fallon an oasis is definitely a choice—I suppose it gets that title from the patch of trees and green fields tucked into miles of high desert! We are officially hitting the typical peak of our summer real estate market. As we look toward the fall, here are the key takeaways shaping our market right now:

• Inventory Remains Tight: Home supply isn't growing much on either a local or national level.

• Buyers are Active, but Price-Sensitive: Demand is clearly there, but today's buyers are being very intentional with their offers.

• Pricing Dictates Speed: The formula right now is simple—homes that are priced accurately for their micro-market sell fast, while mispriced homes sit.

⚾ 11U All-Star Season Wrap-Up

Pete's 11U All-Star baseball season officially came to a close this past Saturday. While the team suffered a tough loss in the semi-finals to our local rival, Elk Grove, they had an incredible tournament overall!

Here are a few highlights from the trip:

• Dominant Pool Play: The boys went 4-0 during the week, beating Fallon, Utah, Hawaii, and even the eventual tournament champion, Visalia. Best of luck to Visalia as they move on to the Cal Ripken World Series!

• Team Bonding: We made the absolute best of our time in Fallon, enjoying great baseball and spending quality time with the other team families.

• A Top Gun Moment: Did you know Fallon has been the home of the Navy's Top Gun program since 1996? On Friday morning, we parked outside Naval Air Station Fallon to watch the fighter jets take off up close. It was an awesome experience!
