Sacramento Market Update 12.13.2023

A big week of economic data.  Yesterday we had the CPI numbers come out.  Later today we have the FOMC, Federal Reserve rate decision and press conference.  Tomorrow we will get jobless claims and retail sale numbers, along with housing starts on Friday.  The expectation later today is for the Fed Funds rate to be held steady.  The growth rate of jobs is slowing down, hourly wage growth is slowing down, and the growth rate of inflation is slowing too.  This should provide some more downward pressure on the 10yr treasury yield, and thus a positive impact on our beloved 30yr mortgage rates.  We briefly touched below 7% last week, and we are right there again as of Monday (see below).  I've been mentioning for multiple weeks now we want to see duration.  We want duration so that both potential sellers and buyers become comfortable with the state of the market, trusting that prices and rates won't whipsaw on them from one day to the next.  This is key.  It's hard to make a major life and financial decision with numbers and payments jumping around every other day.  Duration and low volatility is what I want to see moving forward.
