Markets are always looking ahead, aren't they? Money tends to move based on our expectations for the future rather than just what we see in the rearview mirror.
While financial markets have seen a full "V" shape recovery—surpassing previous milestones—the real estate landscape is moving at its own rhythm. The 10-year yield has remained fairly quiet, despite ongoing conversations about inflation and the timeline for rate cuts.
What’s Happening Locally?
While March sales data shows a slightly slower, more cautious pace, there is renewed energy on the ground. I want to highlight some insightful data from the Sacramento Appraiser, Ryan Lundquist, which perfectly illustrates where the activity is concentrated right now:
The Sweet Spot: The most active part of our market is currently between $400,000 and $600,000.
Year-Over-Year Growth: We are seeing a significant boost in the $400k–$500k range, which is a great sign for the health of our local entry-to-mid-level market.
Community Spotlight: First-Time Homebuyers
I was thrilled to see such a strong turnout at last weekend’s Sacramento Association of Realtors (S.A.R.) first-time homebuyer workshop. Even for those who weren’t chosen as one of the winners, the feedback was fantastic. Attendees walked away with:
A clearer understanding of the home-buying process.
Access to new resources and "stackable" assistance programs.
The biggest lesson from the event? Preparation is everything. Regardless of your timeline, having your plan in place before you start looking is the best way to secure your future home.
📍 Neighborhood Spotlight: Lincoln, CA
I’ve been hard at work creating resources to help you get to know the unique pockets that make the Sacramento area so special. I’ve officially launched a new series of "Living In" City Guides, and next up is Lincoln, CA.
The infographic below is just a quick "teaser" of the detailed guides you can find on my website. I’ll continue rolling out these easy-to-digest primers to help you (or your friends!) find the perfect place to call home.
My most recent purchase is $COIN. COIN will be a winner once the Clarity Act passes. A crypto exchange with plans to be an everything exchange. The quant "sell" rating is from back in January. It's been basing out, and I'm willing to take a position here. Here's a summary from Seeking Alpha:
