Welcome to May!
Will the spring real estate market present us with a beautiful bouquet of flowers, or a few wilted ones? Let’s dive into what’s happening right now in our local market and beyond.
📈 The Global Shift Impacting Local Rates
We are kicking off the month with a sudden climb in the 10-year Treasury yield. For everyday buyers, this simply means mortgage rates are feeling some upward pressure. Why the sudden jump? It comes down to global news. With the Strait of Hormuz remaining closed, oil prices have stayed stubbornly over $100 a barrel, renewing fears about inflation at the gas pump. Because inflation numbers heavily dictate what the Federal Reserve does with interest rates, these geopolitical headlines are directly impacting borrowing costs here at home.
We will likely continue to see a "yo-yo" of good news and bad news from overseas. This isn't your average financial negotiation, but I am keeping a very close eye on it for you.
🏡 On the Home Front: Lincoln & Open House Realities
Closer to home, we’ve seen a slight uptick in sellers adjusting their pricing to align with the current market—including my own listing at 127 Fuller Ln in Lincoln, CA.
To take advantage of that fresh price and capture some new eyes, I hosted another weekend of open houses. While foot traffic wasn't overwhelmingly busy, the buyers who did walk through the door were high-quality, serious, and highly engaged. We’ll see this week if we can turn those conversations into a great result for my sellers!
🌳 Neighborhood Spotlight: Is This Sacramento’s Most Iconic Community?
I just released a brand-new neighborhood living guide on my website for Land Park.
Whenever my clients ask for a neighborhood with distinct architectural character, stunning mature trees, and an unbeatable location, Land Park is always right at the top of our list.
