Sacramento Market Update 1.17.2024

You can really see seasonality play out in December as I pointed it.  Seasonality in real estate is a very real thing, and we can see it clearly in the market update numbers below.  Active listings, pending sales, closed sales all down.  Average days on market increased accordingly.  The one number that decreased, but is a technical positive is the sellers reduced price percentage.  As I mentioned last week, sellers can feel the tension in demand.  If buying or selling real estate is on the table for 2024, preparation needed to happen yesterday.
The article of the week down below really caught my attention.  More specifically, the first three bad habits of buyers highlighted in the article that should be nixed:

Bad habit No. 1: Shopping for a home above your price range
The only time I advise this is if we are coupling it with DOM +25

Bad habit No. 2: Taking on new debt while house hunting
No, No, No, No, No

Bad habit No. 3: Nixing a home for minor issues
There is no such thing as the perfect house, I like to advise using the 80/20 rule
