Sacramento Market Update 10.08.2025

We are finally starting to feel Fall, and I love it.  The cooler weather is nice, and it brings with it a plateauing of new listings.  New listings finding a top is interesting as it brings supply and demand back into focus as we look to finish the year.  Less new listings coming on the market equals less competition for current homes on the market.  If we couple that with mortgage rates still hovering in the low 6s then buyers could start seeing home prices leveling out instead of moving lower.
In recent years we have seen home sales pick up slightly to end the year, so we'll be keeping a watch to track if that continues.
One thing I am tracking now is various price ranges and the activity within those ranges.  Lower priced homes are moving, specifically ones that are move-in ready.  I suspect lower priced buyers have just enough funds to buy the home, but not enough for a home that needs even a bit of extra work.  Homes that need work need to really pay attention to price.  That's what happened with two of my recent listings that needed to be canceled.  Sellers had drastically different scenarios, but the pricing had little to no wiggle room.  A better option is to take the home off the market, reset the DOM meter, and revisit the listing after 33 days or if possible, Spring 2026.
Another interesting development is in the price range of 650k - 850k.  A very stagnant price range in the Sacramento and surrounding areas.  Something to keep on watch.
