Sacramento Market Update 4.09.2025

April has certainly started off with a bang.  Ever since "Liberation Day" on April 2nd, we've had some wild swings in markets.  If the intended goal was to bring down the 10yr yield rapidly then that goal was met as of last Friday when we saw a print of 3.85%, which also lead to mortgage rates at or below 6.5%.  This proved to be short lived, at least for now, as of this writing we are back to a 10yr yield of 4.25% and 30yr rates at 6.80%.  It could be the result of many believing the tariffs could be short-lived as deals get negotiated, but it's hard to project world politics and trade.
This is what I do know.  As we entered April, more housing inventory was coming on the market with slightly lower prices.  This on its own is a positive for potential buyers.  If we couple this with potentially lower interest rates then Spring can really start to get cooking.  Remember, the only real lever to be pulled for buyer affordability right now is interest rates, so as they come down, affordability can pick up, and sales growth can follow.
You know what I'll say next.  If you know someone thinking about buying or selling this year, now is a good time to start preparing and asking questions.
