When deal(s)? The markets are moving all over the place as we wait for good news on trade deals. The housing market is plugging along too with homes sales activity maintaining its upward grind. Across California we are seeing more listings come on the market, which is good for shoppers. If you remember a map I shared a few weeks ago regarding the number of listings now compared to 2019 (many believe to be a very normal year in real estate before Covid). That map that I shared had California at -26% active listings compared to 2019. As of last week we are now at -20%, which means we still aren't close to normal levels, but supply is creeping up and providing some much needed relief to home buyers. Home prices are hovering or coming down a bit, but nothing too crazy on the price front. Well priced homes sell quick, and mispriced homes linger on the market. I have a listing going live tomorrow, 9738 Fountain Valley Dr, Stockton, CA 95209. If you know anyone looking to move to Stockton, in a really nice neighborhood, Stonewood Estates, at a great price. Have them reach out to me. This one should go pretty quick. We are undercutting the price of our active competition that has been sitting on the market for 100+ days and 65+ days. Of course, anything can happen, the first 5 days will tell me a lot. See you in May!
