Holy Summer heat. We are in the middle of a 100 degree plus, 10+ day planned heat wave. I hope everyone is prepared and drinking lots of water. If you need an HVAC tech at any point, please reach out. I have contacts.
Fun news. My son's all star team, 9u Laguna Purple, won the Cal Ripken Nor Cal State Championship this past week. They are back to back Champs now. They really earned this one. The tournament is double elimination. They lost to their cross town rival, Elk Grove last Monday 0-2. The loss meant they would need to play and win the next three days to get to Friday, plus beat Elk Grove twice on Friday; 5 games in 4 days. They did just that. The boys really responded to adversity. They will now head to Galt, CA in a few weeks for the Pacific Southwest regionals. Similar to last year, they will face teams from up and down CA, Hawaii, Guam, Utah, Arizona and Nevada.
Real Estate news. It's amazing how fast things can change in this industry. In a matter of a week, I went from 0 clients in escrow to 3. This is exactly why I chose to do this newsletter on a weekly basis rather than monthly. It's imperative to stay on top of the weekly data. It's available to us, why would we wait for old monthly data to make decisions? Silly. With that said, June 30th is typically the peak of home prices and new listings data tends to dwindle from here. Mortgage rates have held at or under 7% for the last few weeks now. DOM is around 28 days, and homes sitting longer than two weeks are typically getting price reductions. It's expected around the industry for home prices to remain flat.
