Buyer's have a window of opportunity opening up. Hopefully, they've been reading this email and know how important it is to already be prepared, to have already started talking to a mortgage broker or lender, and ideally be pre-approved already at a higher quoted rate. In this scenario, a buyer would be in the driver seat over other competition. Another scenario to remember, most buyers are also sellers. If you know someone that wants to move neighborhoods, upsize, downsize, go out-of-state or whatever and they need to sell first, then preparation becomes even more imperative. Selling and buying is 100% doable, and there are protections in place within the contract, however, those protections also make the offer as a buyer less attractive. If you were selling your house, and two equal offers came in from two highly qualified buyers, which offer would be more attractive? The buyer that has a contingency to sell their home first, or the buyer with no hurdles attached? Now, this isn't a deal breaker by any means, but it does help me emphasize the importance of preparation.
