Welcome to August! I want to buy everyone a scoop of Gunther's Ice Cream on Thursday, August 31st to celebrate the awesome Summer we just had, and back to school for most of Sacramento by this time. As of now, my plan is to be there from 4-6pm. Anyone and everyone is welcome, simply find me at Gunther's, pick up a business card and free pen, show the cashier, and every person in your group will get a free scoop of ice cream on me! On to the market, sellers are in such a strong position right now. We have 10% less inventory then this time year, and there are enough buyers shopping at these levels to maintain price stability. Simply, there is more demand then supply, even at these prices and these mortgage rates. At this point, home prices are projected to keep rising through 2023 into 2024. I speak a lot about seasonality, so I expect some short term declines in activity, but overall, moving forward, sellers are in great shape. Of course, that does not mean list at any price. Clearly, there are prices depending on the area and neighborhood that buyers will reject. It's incredibly important to use a qualified and knowledgeable Realtor. If I may for a second, but 70% of my closed transactions this year have been listings... The house in my leadoff picture today is a special highlight. The owner recently canceled his listing but really wants to find a buyer. The home is at 55 Lakeshore Cir in the highly sought after Greenhaven neighborhood.
