Welcome to September! What will she have in store for us as we finish off Q3 and make our way into the final quarter of the year.
I can tell you one thing, as I watch my daily summary emails come through, buyers are starting to nibble more and more. I am seeing multiple pending sales come through my inbox every day now. That was not the case a few shorts weeks ago. We know the back to school time frame is historically slow, so the pick up now makes sense. Also, active buyers may have been watching to ensure rates remain low for multiple weeks, and they have done exactly that as we continue to hover around 6.50%. Here is the most recent rate quote from my preferred lender, as of yesterday:
Encouraging signs for sellers despite the recent rough patch, however, as of now, buyers are still able to be picky. Active sellers may need to consider a price reduction to juice the listing and catch any new buyers to the market with these lower rates from yesterday. I recently did that with my current listing at 3220 Portsmouth Dr by $10,000. This home really has great potential and is walking distance to the local school and neighborhood water park.
